Cleaning by project phase
A new hall does not get cleaned once. It gets cleaned at each point where the next trade needs a clean space to start, and again before the owner takes it over. The phases we typically quote are:
| Phase | What is removed | Typical timing |
|---|---|---|
| Rough clean | Bulk debris, packaging, drywall and concrete dust from floors and ledges | After structural and mechanical rough-in |
| Pre-commissioning clean | Fine dust from all surfaces, raised floor and plenum, overhead trays and ledges | Before cooling and power systems are run up |
| Final and handover clean | Residual dust, fingerprints and marks; floors in finished condition | Before owner acceptance or tenant fit-out |
The exact phase list and the acceptance criteria for each one are written into the proposal with the general contractor or commissioning manager, so everyone knows what “clean” means before the first visit.
Before and after equipment installation
An empty hall and a hall with racks, cooling units and energized distribution in place are different sites. Methods that are fine before installation, such as working the full floor in one pass, are not automatically permitted once infrastructure is live, so the scope is reviewed at each phase. Where construction and live operations share a building, the plan also covers separation between the two and the restrictions near operating systems.
Scope
Floors, raised floor panels and the plenum beneath them, overhead cable tray exteriors, cabinet and PDU exteriors, walls to reachable height, doors, glazing and ledges. Dust removal uses HEPA-filtered vacuums followed by low-lint wiping. Where the site specifies particle targets or a walk-down checklist, we clean to that checklist and record what was done.
Exclusions
We do not remove construction waste in bulk, strip protective films from equipment, clean inside racks or mechanical units, or perform any work that a commissioning agent reserves for a specialist. We do not certify a space as clean to any standard; we deliver the agreed scope and a record of it, and your commissioning process decides acceptance.
Access and coordination
During construction the site is controlled by the GC’s safety plan, so our crews attend the site induction, follow the permit process and keep to the areas released to them. Clean areas are protected with barriers and signage so later trades do not re-contaminate them.
Products and equipment
All products are approved by the GC and the owner’s facilities team. On sites with a sensitive finish schedule, we test on an inconspicuous area first.
Planning the walk-down
The data center cleaning checklist is the zone-by-zone list we build the phase scopes from; general contractors use it to agree acceptance criteria before the first visit. Where a hall has been through a difficult build, a deep clean before the final phase can be the cleaner path to handover.
What shapes the price
Hall area, the number of cleaning phases, how much dust and debris each phase has to deal with, installation status, and the GC’s access process. Re-cleaning caused by later construction activity is defined as its own line rather than absorbed. See what shapes a proposal.
After handover
Once the hall is live, the same team can continue on a maintenance cleaning plan so the condition you accepted is the condition you keep. For the underfloor portion of this work, see subfloor plenum cleaning.
Send us the project details: hall area, phase schedule, raised floor or slab, and the GC’s access requirements.

Questions facilities teams ask
When should post-construction cleaning happen?
In phases. One pass after rough-in, one before commissioning runs cooling and power, and a final pass before handover. Cleaning only once at the end means dust has already been drawn into the systems.
Will you sign off that the hall meets a cleanliness standard?
No. We complete the agreed scope and record it. Acceptance against any particle target or standard is done by your commissioning agent or owner's representative.
Can you work alongside other trades?
Yes, within the areas the GC releases to us and under the site's safety plan. Cleaned areas are barriered so they are not re-contaminated before handover.
